Lease Analysis

Over 80% of all commercial real estate leases are reported to contain business errors and mistakes!

Suddenly you are hit with a shockingly high landlord invoice you didn't expect!  So, what really happend to that commercial lease you signed?  

Most tenants in commercial properties simply want to make sure that they are billed in accordance with the terms and conditions of the lease. They don't seek to renegotiate their lease deal, or to extract funds to which they are not entitled.

Unfortunaely most lease documents are far from perfect. Common lease business mistakes are:

  • Human errors

  • Landlord oversight of a specific lease provision may differ from the "buildings's standard lease."

  • Landlord interpretations - sometimes a  landlord, or a property manager, may simply be intentionally overly aggressive in interperting lease provisons and proper accounting methods.

Often times in the heat or rush of lease negotiations, lease related communications, memo's and notes, fly back-and-forth via telephone calls, faxes and e mails which may incorrectly find their way into the final document or just be overlooked.

At times lease documents are prepared by a junior  or new associate or are too hastly cut-and-pasted together  leaving out critical lease provision information.

Errors  and mistakes come in many forms such as real estate taxes, fuel escalation charges, utilities and other charges.

They can be made in more sophisticated ways such as the mis-intreperting of square foortage, reconciling fuel cost, unwarrented add on charges or "grossing  up"

In commercial lease analysis we represent only tenants and thus avoid any possibility of a conflict of interest.

After our initial lease review we'll funish you with our finding. We'll also furnished you with a firm price if we recommend to moving forward.
